The Manager - Mortgage Originations Post Closing Quality Control (QC) is responsible for overseeing the quality control operations within the mortgage origination processes. This role ensures that all loan files meet internal, investor & regulatory guidelines for all programs (home equity, GSE 1st mortgages & Non QM 1st mortgages). The Manager - Mortgage QC is responsible for providing leadership and direction to outsourced vendors &/or internal Spring EQ analysts, directs QC auditing processes, reviews loan files for compliance and accuracy, and works with internal leadership to communicate audit results and to identify and help resolve loan level issues in the loan lifecycle. The position requires close collaboration with internal teams, including underwriting, compliance, and operations, to mitigate risks, communicate audit results and to identify and help resolve issues to improve the overall quality of the Spring EQ mortgage loan portfolio. 

Responsibilities

Supervisory Responsibilities:

  • Direct all Post Close QC audit & reporting activities via Spring EQ outsource vendors and/or internal Spring EQ staff.

Duties/Responsibilities:

  • Lead and manage the day-to-day operations of the post-closing quality control process to ensure accurate audits of loan files, ensuring compliance with investor guidelines, regulatory standards, and company policies
  • Provide direction & manage Spring EQ’s Post Close QC vendor(s) to include daily / weekly interaction, keeping the vendor updated on all Spring EQ Underwriting Guidelines updates / changes, producing reports on invalid defects, managing the monthly meetings and ensuring the Post Close QC vendor is performing their required responsibilities in an accurate & timely manner.
  • Complete comprehensive review of Post Close QC results to ensure all defects are valid. Further, complete full file re-underwrites / reviews to provide quantitative feedback on Post Close QC vendor results / audit quality consistently with Spring EQ policies.
  • Work closely with internal Spring EQ teammates – including Underwriting, Operations, Credit Policy & Compliance – to report out initial defects and engage to effective cure / resolution whenever possible as well as provide overall monthly reporting on Gross & Net results and detail on defect types /categories.
  • Prepare & distribute accurate & timely monthly reporting to Spring EQ senior leadership on Post Close QC results to include Gross & Net results by Channel, category & type, highlighting key trends, risks and areas requiring attention.
  • Work with Spring EQ departments to resolve any issues uncovered during QC audits, ensuring corrective actions are taken and tracking the resolution process.
  • Direct & lead all internal Spring EQ resources reporting into this role to include hiring, training, performance management to ensure effective & efficient execution of assigned responsibilities.
  • Provide direction, guideline updates, training & performance feedback to Spring EQ Post Close QC vendor(s).
  • Maintain accurate records of all audits, findings, resolution and tracking of corrective action plans.
  • Keep up-to-date with changes in regulatory requirements, investor guidelines, and industry best practices to ensure the QC process is current and effective.
  • Efficiently and effectively address any other assigned special projects or activities.

Qualifications

Required Skills/Abilities:

  • In-depth knowledge of mortgage products, services, and regulatory guidelines (e.g., RESPA, TILA, TRID, HMDA, CFPB).
  • Experience with quality control software and auditing tools, as well as document management systems.
  • Strong leadership skills with experience managing teams and providing direction, training, and coaching.
  • Excellent analytical skills, with the ability to review complex loan files and identify issues or discrepancies.
  • Strong written and verbal communication skills to interact with senior management, team members, auditors, and regulatory bodies.
  • Ability to manage multiple priorities and meet deadlines in a fast-paced, high-pressure environment.

 

 

Education and Experience:

  • Bachelor’s degree in Business, Finance, or a related field (or equivalent work experience).
  • 5+ years of experience in mortgage quality control, mortgage underwriting, or a similar role, with at least 2-3 years in a leadership position.

  • Ability to sit for extended periods while reviewing loan files, working on a computer, or participating in meetings.
  • Frequent use of office equipment such as computers, phones, and filing systems.
  • Ability to lift and carry light materials, such as loan files, reports, or office supplies (typically under 10 lbs).
  • Ability to participate in occasional meetings or training sessions, which may require some travel.

 

Mental Abilities:

  • Strong attention to detail to ensure that audits and loan files are thoroughly checked for compliance and accuracy.
  • Ability to analyze complex loan documentation, regulatory requirements, and investor guidelines to identify potential issues or non-compliance.
  • Strong problem-solving skills to address issues identified during audits and to develop corrective actions.
  • Ability to prioritize tasks and manage multiple deadlines in a fast-paced work environment.
  • Critical thinking and decision-making abilities to assess risks, resolve issues, and make recommendations for process improvements.
  • Ability to maintain composure and professionalism under pressure, especially when managing audits or responding to regulatory inquiries.
  • Strong communication skills for providing feedback to staff, interacting with senior management, and communicating with external regulators or auditors.
