The Mortgage Director of Operations for Third-Party Originations (TPO) is responsible for overseeing and managing the operational functions of the TPO channel. This includes managing relationships with brokers, lenders, and other third-party partners, ensuring efficient and compliant mortgage origination processes, and optimizing the overall operational workflow. The Director will lead a team of operations professionals, streamline TPO processes, monitor compliance, and ensure the timely and accurate processing of loans. This position is critical to the success of the TPO channel, contributing directly to the organization's overall mortgage origination goals.

Responsibilities

  • Lead and manage the day-to-day operations of the TPO channel, ensuring that all third-party originated loans are processed efficiently, accurately, and in compliance with applicable regulations.
  • Oversee the loan origination process, ensuring smooth coordination with third-party partners, internal teams, and service providers.
  • Ensure that all TPO partners adhere to company policies, procedures, and regulatory guidelines, such as TRID, RESPA, and TILA.
  • Maintain strong relationships with brokers, correspondent lenders, and other TPO partners to ensure mutual success and effective collaboration.
  • Manage a team of TPO operations professionals, providing leadership, training, and guidance to ensure high levels of performance and engagement.
  • Conduct performance evaluations, set individual and team goals, and provide feedback for professional development.
  • Ensure the team’s productivity is aligned with the company’s objectives, ensuring all operational goals, such as turnaround times, quality, and accuracy, are consistently met.
  • Handle escalated issues from both internal and external stakeholders, ensuring prompt and effective resolution.
  • Evaluate and improve TPO operational processes to streamline workflows, reduce bottlenecks, and increase efficiency.
  • Work with cross-functional teams, including underwriting, compliance, IT, and risk management, to identify opportunities for process enhancements and technological improvements.
  • Implement process improvements to enhance the borrower and partner experience, reducing loan cycle times and improving service levels.
  • Drive automation and system integrations to simplify workflows and ensure that TPO operations are scalable.
  • Ensure all TPO-related operations comply with federal and state regulations, including TRID, RESPA, TILA, and other regulatory requirements.
  • Monitor and enforce compliance with internal policies, guidelines, and industry standards related to loan origination and third-party relationships.
  • Lead audits and reviews related to TPO operations, ensuring that any deficiencies are promptly addressed and resolved.
  • Work with legal, compliance, and risk management teams to stay up-to-date on regulatory changes that impact the TPO business and ensure that the operations team is properly trained.
  • Track key performance indicators (KPIs) for TPO operations, such as loan volume, processing time, accuracy, and partner satisfaction, and report on these metrics to senior management.
  • Monitor the performance of third-party partners to ensure they meet established service level agreements (SLAs).
  • Provide regular updates to senior leadership on operational performance, challenges, and successes, along with recommendations for improvements.
  • Develop and execute strategies to grow the TPO channel, including expanding relationships with new brokers and lenders, and ensuring the operational framework can handle increasing loan volumes.
  • Collaborate with senior leadership on the company’s broader goals and ensure the TPO operations team aligns with these strategic initiatives.
  • Lead change management efforts as the company evolves its TPO business, ensuring operational scalability and flexibility.
  • Collaborate with IT and business systems teams to identify and implement technology solutions that support TPO operations, such as loan origination systems (LOS) and customer relationship management (CRM) tools.
  • Ensure that the team is trained on new technologies and platforms, and that systems are used effectively to improve operational efficiency and accuracy.
  • Act as the primary point of contact for key TPO partners, including brokers, lenders, and vendors, to address concerns and maintain strong, productive relationships.
  • Address customer complaints and concerns related to TPO loan processing, ensuring that issues are resolved in a timely manner and improving the customer experience.
  • Maintain a high level of service and responsiveness to TPO partners, ensuring that the organization is seen as a trusted and efficient business partner.

Qualifications

  • Bachelor's degree in Business, Finance, or a related field.
  • 7+ years of experience in mortgage operations, with at least 3 years in a leadership role managing third-party originations (TPO).
  • Strong knowledge of the mortgage loan origination process, TPO operations, and regulatory compliance (TRID, RESPA, TILA).
  • Experience in managing teams and overseeing large-scale operations.
  • Excellent problem-solving and decision-making skills, with the ability to address complex operational challenges.
  • Strong interpersonal and communication skills, with the ability to interact effectively with internal teams, external partners, and senior leadership.
  • Proven ability to implement process improvements and optimize workflows in a fast-paced environment.
  • Proficiency with loan origination systems (LOS) and other mortgage-related software tools.
  • Strong analytical and reporting skills, with the ability to track and present operational metrics to leadership.
  • A strong customer-centric approach, with the ability to handle difficult situations with diplomacy and professionalism.
